01 · Plan review

One county, many review desks

St. Louis County reviews most unincorporated work, but Chesterfield, Clayton, Kirkwood, Webster Groves, Ballwin and a dozen other municipalities run their own building departments with their own submittal standards. Drawings are formatted for the desk that will actually open them — which is why most of our sets clear plan review on the first pass.

02 · Soils

Expansive clay, west to east

West County subdivisions sit on clay that swells in a wet spring and shrinks in an August drought, moving footings a fraction of an inch every season. Closer to the river, the fill and bedrock story changes completely. The same crack means two different things depending on which side of the county it sits on.

03 · Housing stock

Post-war ranches, century-old brick

A 1968 split-level in Chesterfield and a 1912 brick four-square in Clayton fail in entirely different ways — truss-framed roofs and undersized headers in one, unreinforced masonry and notched joists in the other. Knowing the era of the neighborhood tells us what to look for before we open the crawlspace.
